International Investors
Can a Canadian finance a U.S. investment property?
Some lenders consider Canadian and other foreign-national borrowers. Citizenship, residency, property, ownership and available funds help determine the options.
Do I need a U.S. credit score?
Not every program requires a U.S. credit score. Some lenders consider foreign nationals without established U.S. credit history. Other lenders require U.S. credit or another permitted credit review. I can help you explore the requirements for your residency and property.
How much down payment will I need?
The required down payment varies. Leverage, property type, income, borrower profile and lender limits matter; allow separately for closing costs, reserves and renovation funds.
Do I need an LLC?
An LLC is not a universal requirement. Lenders may accept different ownership structures, and the entire ownership chain can matter. Review tax and legal implications with qualified advisers before forming or changing an entity.
What documents might be required?
The lender may request borrower identification, proof of funds, credit information, entity documents and property records. Start by sharing the deal basics; provide sensitive records only through the lender’s secure process.
Rental Financing
What does DSCR mean?
DSCR is debt service coverage ratio: qualifying property income divided by the lender’s measure of debt payments. The calculation and required ratio vary by program.
Can I refinance or take cash out?
Refinance and cash-out options may be available. Property income, value, existing debt, ownership history and lender requirements determine the structure and potential proceeds.
Can a short-term rental be considered?
Some programs consider short-term rentals. Income calculations and operating-history requirements differ; projected booking revenue alone may not be enough.
Renovation Loans
Can financing include renovation costs?
Some renovation programs can include eligible renovation costs. The budget, scope, borrower experience, value and available cash will be reviewed.
How are renovation funds released?
Renovation funds may be released through lender-controlled draws after work is completed and reviewed. Confirm inspection requirements and plan for cash needed before each draw.
Can I refinance into a rental loan after renovating?
A transition to rental financing may be possible, but it requires a separate review. Plan for the finished condition, rent, value, ownership history and any required seasoning.
The Financing Process
What happens after I discuss my deal?
I review the details and follows up to clarify the scenario and discuss possible next steps. A lender application and supporting documents come later if you choose to proceed.
What affects the closing timeline?
Document readiness, lender review, appraisal, title, insurance and outstanding conditions can affect timing. Confirm contract deadlines early; an initial review does not guarantee a closing date.
Does an enquiry mean I am approved?
No. An enquiry starts a conversation; approval and loan terms require the lender’s review of the borrower and property.
