Loan types for U.S. investment properties

Understand the non-QM and specialist financing I help investors explore.

What does non-QM mean?

Non-QM means non-qualified mortgage. These programs use underwriting approaches outside the qualified-mortgage framework. Many business-purpose investment loans have a different regulatory treatment. The label does not mean no rules, no documentation or automatic approval. I focus on non-QM and specialist investment financing through LendCity.

DSCR rental loans

Debt service coverage ratio (DSCR) financing generally starts with the rental property’s qualifying income and loan payments. It may suit a purchase, refinance or eligible cash-out refinance. The lender still reviews the borrower and property.

Fix-and-flip and renovation loans

Project financing may help fund an eligible purchase and renovation. Review the work budget, draw process and estimated after-repair value (ARV), meaning the expected value after the work. Plan the sale or rental refinance exit before starting.

Bridge loans

Bridge financing is short-term debt for an acquisition or a property in transition. The repayment plan is central: a sale or refinance must be realistic, and a future refinance requires its own approval.

Multifamily and commercial loans

These options are assessed around the property type, leases, operating income, expenses and borrower. The lender’s approach can differ from a residential DSCR loan. Share the unit count, rent roll and financing goal to start the conversation.
