Can I qualify without U.S. credit?
Yes, some foreign-national programs consider borrowers without a U.S. credit history or U.S. credit score. Some do not require a credit score at all; others review foreign credit or require U.S. credit. Being Canadian or living outside the U.S. does not automatically prevent you from qualifying. The lender must still approve your particular borrower and property.
What about personal income?
Some DSCR programs assess rental income instead of qualifying you through personal employment income or U.S. tax returns. That does not remove the need for identification, proof of funds, property documents or other lender checks. Ask which documentation applies to your program.
What else does the lender review?
Residency and nationality, property location and condition, qualifying rent, available cash, ownership structure and your financing plan can affect eligibility. Down payments, reserves and identification requirements vary by lender. A U.S. company, visa or tax number alone does not guarantee eligibility.
Start with your situation
Tell me where you live, whether you have U.S. credit, where the property is and what you want to finance. I can help identify options worth exploring without asking you to build U.S. credit before our first conversation. Please keep sensitive documents out of the initial enquiry form.
