Documents, credit and reserves

Prepare the basics first, then use a secure process for sensitive records.

The initial conversation

Start with location, property type, financing goal, price or value, rental income and expenses. For renovations, add the scope, budget and estimated completed value. For a refinance, add purchase date and current debt. You do not need to send personal identity or banking documents through the enquiry form.

Credit and residency

U.S. credit requirements and foreign-national documentation differ by program. Tell me where you live, your citizenship where relevant, and whether you have U.S. credit. A Canadian credit history, visa, ITIN or U.S. entity does not automatically resolve every lender’s borrower requirements.

Down payment and reserves

Plan for the cash contribution, closing costs and funds required to remain available after closing. Loan-to-value (LTV) compares a loan with property value. Reserve requirements and maximum leverage vary; a generic percentage or number of months should not be treated as a confirmed program rule.

Later-stage documents

If you choose to proceed, a lender may request credit information, proof of funds, borrower identification, entity records, leases and property documents. Supply sensitive records through its designated secure process. Ownership and tax decisions should be reviewed with qualified advisers.
