Existing leases
For an occupied long-term rental, lease agreements and a rent roll may help support income. A lender can still apply its own review of the lease, occupancy and market rent. Collected rent and contractual rent are not always treated the same.
Market-rent analysis
An appraiser may assess rental potential using comparable properties. That estimate is separate from a listing advertisement or a property manager’s informal projection. The lender decides how the appraisal and any lease are used.
Short-term rentals
Some programs consider short-term rentals, but the required operating history and revenue calculation vary. Share whether the property is an operating rental or a future plan. Include seasonal occupancy, management and operating costs in your own budget.
Commercial properties
A rent roll alone may not explain commercial cash flow. Operating statements, vacancy, lease terms and expenses help establish the property’s performance. I can outline what is useful for an initial review and what may be requested later.
